CONSTRUCTION PROJECT MANAGER
ST. PETERSBURG, FL
PRIMARY DUTIES AND RESPONSIBILITIES:
o Build and maintain relationships with clients, contractor and their team;
o Direct and manage projects from job start-up through closeout;
o Identify and implement cost and time saving measures;
o Purchase all phases of work with qualified vendors within the project budget
o Implement project management tools in a timely manner (RFI, Submittals, Change Orders, Bulletins, Schedules, Cost Reports, etc.);
o Prepare and update master project schedule on a monthly basis or as needed;
o Monitor subcontractor's performance in compliance with contract documents;
o Obtain, qualify, and challenge pricing of cost issues prior to Owner submission;
o Expedite change order process with subcontractors and Owner;
o Forecast effectively in project cost reports;
o Review and authorize payment for subcontractor pay applications and vendor invoices;
o Establish and manage timely pay application to Owner;
o Be proactive, fair, equitable, and consistent in conflict resolution;
o Document timely, potential issues affecting the budget and schedule;
o Provide regular project status updates and communicate daily to supervisor;
o Participate in sales presentation with Business Development;
o Instill a winning communication style - "Get it done" Attitude;
o Promote and motivate working relationships to be productive;
o Other duties and special projects as required.
o Qualified candidates will have a Bachelor's degree (preferably in Construction Management, Building Construction, Architecture or Civil Engineering), and minimum 10 years of position related experience; Hotel Experience a Plus!
o Demonstrates a solid understanding of processes and procedures and resolution of standard and non-standard issues;
o Knowledgeable of subcontracted trade activities, means and methods;
o Ability to work independently and as part of a team;
o Advanced written and oral communications skills to present information in a concise and articulate manner;
o Strong leadership abilities, with the ability to coordinate work on multiple facets of a project;
o Proficient computer skills, with the ability to use Microsoft Office (Word, Excel, and Outlook), Microsoft Project on an advanced basis;
" This position will require travel to the job site and other locations. A valid
o LEED certification a plus;
o BIM experience a plus.
